ON THE WATERFRONT
SALTAIRE, NY

A modern interpretation of the traditional Saltaire Beach House, this property is flanked by the Bay of Long Island to the North and a Clam Pond to the South. The upper-level space, made for intimate entertaining, spills onto generous outdoors decks. Downstairs, each bedroom has its own unique vista. Every room capitalizes on the stunning views.

The design for this house updates the traditional typology of a Saltaire ‘Upside Down’ home, developed for casual summer living near the water and which locates the bedrooms downstairs so that the public space can get the best air and views.

This home, while equipped with the most current HVAC systems, embraces sustainable living. By creating a welcome spot for the natural breeze blowing on a North – South axis, air conditioning is rarely needed. Natural light is shielded on the South by the screened porch while the North stays more exposed.

Local, natural, and low-key defines the materials: woods, stone and ceramic. The house sits on a tightly zoned site but feels expansive inside and out, owing to its relationship to the water and the natural elements.
